§ 01 The city of garages

Garage conversions in Milton Keynes, one grid square at a time

Milton Keynes was planned around the car, so almost every grid square built since the 1970s gave its houses a garage: integral on the newer estates, attached or detached on the older closes. Most now hold bikes and boxes while the house runs out of room.

The walls, roof and foundations are already there, so it is usually the quickest way to add a room. What changes from square to square is the paperwork, such as parking conditions on newer estates and conservation areas in Stony Stratford and Olney. We check it before anything is drawn.

§ 02 Ideas

Garage conversion ideas for Milton Keynes homes

A standard single garage gives you roughly fifteen square metres of floor, which is enough for a double bedroom, a proper office or a small gym. Each plan below is drawn to that size. Choose the room, then we plan the window, the heating and the door through to the house around it.

  1. A garage converted to a double bedroom in a Milton Keynes home (design visualisation)
    A1 / A6

    Garage to bedroom

A double bed, a wardrobe and a full-height window where the door used to be. Done to Building Regulations, it is recorded as a bedroom once Building Control signs it off.

    • Escape window or protected route
    • Insulated floor, walls and ceiling
    • Radiator on the house system
  2. A garage converted to a bedroom with an ensuite shower room in a Milton Keynes home (design visualisation)
    A2 / A6

    Bedroom with ensuite

A shower room behind a stud wall at the back, a bedroom at the front. Where the soil pipe runs decides the layout, so we trace it on the survey.

    • Soil pipe route traced
    • Extractor fan to outside
    • Stud wall with its own door
  3. A garage converted to a home office in a Milton Keynes home (design visualisation)

    Home office

A desk under the new window, shelving down one wall and enough sockets and data points for two people on calls at once.

    • Sockets and data where the desks go
    • Window over the desk
    • Warm, insulated floor
  4. A garage converted to a home gym in a Milton Keynes home (design visualisation)

  5. A garage converted to a living room in a Milton Keynes home (design visualisation)
    A5 / A6

    Living room or kitchen

Open the wall into the hall or kitchen for a snug, a playroom or a bigger kitchen. If a wall comes out, a structural engineer sizes the beam.

    Annexe

Bedroom, shower room and a small kitchenette for a parent or a grown-up child. A double garage gives the most room for one.

§ 03 The route

How a garage conversion in Milton Keynes works

Five steps, and the same person to talk to from the first one to the last.

  1. 01 Survey

We measure up at your house: the door, the floor level, the wall you share.

The survey is free. If you have the estate's planning reference, have it to hand: that is where any parking condition sits.

  2. 02 Drawings & quote

You get drawings and one itemised price you can read line by line.

A floor plan, the new front elevation, and the Building Control fee shown on its own line.

  3. 03 Permission

We check what the council needs before the work starts.

Permitted development confirmed, or a planning application prepared if a condition needs one. The Building Regulations application goes to Milton Keynes City Council first.

  4. 04 Build

The door comes out, a wall goes in, and the garage becomes a room.

Insulation, floor, electrics, heating and the window follow, and the inspector visits at set stages. Most families stay at home throughout.

  5. 05 Sign-off

The council signs it off, and you keep the certificate with the deeds.

After the final inspection the completion certificate is issued. A buyer's solicitor will ask for it when you sell.

§ 04 Guide prices

Garage conversion cost in Milton Keynes

These are the published UK guide figures we work to, the same on every page of this site. Each square below is £1,000. The cobalt squares are the band; your fixed quote lands inside it once the survey shows the state of the floor, the walls and the route for the drains.

Single garage conversion

£8,000 – £15,000 UK guide

An attached or detached single garage turned into one room with a new front wall and window.

Integral garage conversion

£10,000 – £14,000 UK guide

The garage inside the footprint of the house, the type on most of the grid estates from the 1980s on. It shares walls with the house, which keeps the band narrow.

Double garage conversion

£15,000 – £25,000 UK guide

Two bays: room for an annexe, or a bedroom and a utility side by side, or half a room and half kept as a store.

Cut-aways · design visualisation

  • 01The floor. Garage slabs sit lower than the house; how much it has to come up decides the insulation and screed.
  • 02Water. An ensuite or kitchenette costs more when the soil pipe is far away.
  • 03Heating. A new radiator on the house system, or electric underfloor heating.
  • 04Permissions. A planning application, if one is needed, and the Building Control fee.

§ 05 Permission

Planning permission for a garage conversion in Milton Keynes

Milton Keynes City Council handles both planning and Building Control for the whole city, from Olney in the north to Bletchley in the south. For most houses, converting an attached or integral garage into a room is usually permitted development, confirmed for your house before anything is drawn, so usually no planning application is needed. Three things in Milton Keynes change that.

  1. 01

    Planning conditions on newer estates

Many grid squares were approved with a condition that the garage stays available for parking, or with permitted development rights removed. If your house has one, a planning application is needed, and the council looks at whether the driveway can still take the cars its parking standards expect.

  2. 02

    Conservation areas

The older centres, including Stony Stratford, Olney, Newport Pagnell and Great Linford, have conservation areas. An internal conversion is often still fine, but a new window on the front may need permission.

  3. 03

    Detached garages

Turning a detached garage into a bedroom or an annexe someone lives in usually needs permission; an office or gym used with the house often does not.

Building Regulations always apply when a garage becomes a habitable room: the new wall's footing, damp-proofing, insulation, ventilation, a safe way out in a fire, and fire separation from the house for an integral garage. We make the application and arrange the inspections. The planning permission guide covers each rule in more detail.

  1. Scheme 1 · Integral · eastern grid squares

Integral garage to a bedroom with ensuite

A 1990s detached house with the garage under the front bedroom. Matching brick and a window replace the door, and a stud wall at the back makes room for a shower room on the existing soil stack.

  2. Scheme 2 · Detached · Newport Pagnell

Detached garage to a garden office

A brick garage at the end of an older drive. Used as an office with the house it is often permitted development, confirmed for your house at the survey: insulated throughout, glazed to the garden, with power and data run from the house.

  3. Scheme 3 · Double · newer northern estates

    Double garage to an annexe

One bay becomes a bed-sitting room, the other a shower room and small kitchen, planned from the start with the council's view of parking and use in mind.

§ 08 The team

Who converts your garage

We survey, draw, price and manage the build of garage conversions across Milton Keynes. You deal with one person from the first visit to the completion certificate, and that person answers the phone whenever you call.

We would rather tell you at the survey that your garage needs a planning application, or that a parking-court garage will make a better store than a bedroom, than find out halfway through. Prices are the fixed figures on your quote, and the drawings show exactly what you are paying for.

§ 09 Questions

Milton Keynes garage conversion questions

Still unsure? Call 07535 808829, any time.

01

Do I need planning permission for a garage conversion in Milton Keynes?

Usually not, if the garage is attached to or built into the house and the work stays inside it apart from the new front wall and window: that is usually permitted development, confirmed for your house at the survey. You do need to apply if the original planning approval for your estate removed those rights or requires the garage to be kept for parking, if the house is in a conservation area and the front changes, or if a detached garage becomes somewhere to sleep. We check which applies at the survey.

02

My estate has a condition about keeping the garage for parking. Can I still convert it?

Often yes, but through a planning application rather than permitted development. Milton Keynes City Council will look at whether your driveway can still hold the number of cars its parking standards expect for the size of house. A drive that already takes two cars side by side usually helps. We prepare the drawings and the application, and nothing is built until it is approved.

03

How much does a garage conversion cost in Milton Keynes?

The UK guide figures we work to are £8,000 to £15,000 for a single garage, £10,000 to £14,000 for an integral garage and £15,000 to £25,000 for a double. Your own price is fixed after the survey and itemised line by line, with the Building Control fee shown on its own line.

04

Can a converted garage be a proper bedroom?

Yes, if it meets Building Regulations as a habitable room: an insulated floor, walls and ceiling, a window that gives enough light and fresh air, a safe way out in a fire, and a fire-resisting separation where an integral garage meets the house. Done that way it is recorded as a bedroom once Building Control signs it off.

05

Who signs the work off?

Building Control. We submit the application to Milton Keynes City Council, or to an approved inspector, before work starts. The inspector checks the footing, the floor, the insulation and the finished room, and the completion certificate is issued after the final visit. Keep it with your deeds.

06

How long will it take?

It depends on the room and on whether a planning application is needed. If an application is needed, we allow for the council's decision before the work is planned. The building work itself is planned with you, and your quote comes with a programme showing the order of the stages and when the inspector visits.

07

Can we stay in the house while the work is done?

In most cases, yes. Nearly all the work happens inside the garage and at the new front wall. There are short breaks when the electrics or heating are connected to the house, and we tell you about those in advance.

08

My garage is in a block or a parking court, not next to the house. Can it become a room?

Usually not as a bedroom: garages in courts are often on separate land, a distance from the house, and difficult to connect for drains and heating. Many can still become a dry, lit workshop or store. We tell you honestly at the survey which it is.

09

Do you cover my part of Milton Keynes?

We work across the city and the towns around it, from Olney and Newport Pagnell in the north to Bletchley and Newton Leys in the south, and from Stony Stratford and Westcroft in the west to Broughton and Kents Hill in the east. If your grid square is not listed, call and ask.
